KITCHEN & DINING • Fully stocked kitchen with stainless steel appliances. • Dual-brew coffee station for your morning caffeine fix. • Dining table with seating for six. BEDROOMS & WORKSPACE • Each bedroom is a private haven with its own Smart TV, blackout curtains, and closet space. • One bedroom includes a dedicated office space with a desk and chair, ensuring a quiet and productive environment for remote work. GUEST VERIFICATION REQUIRED: Your reservation is NOT confirmed until our guest verification is complete. After booking, you will receive a link to our secure guest portal to complete the following within 24 hours: 1. Provide guest details 2. Submit a valid government-issued ID (verified securely through Stripe) 3. Sign our rental agreement. SAFETY & MONITORING: The home is equipped with a Minut noise-detection device that measures decibel levels (it does not record audio) to ensure quiet hours are observed. A Google Hub smart display in the living room is for automatic lighting control only and has no camera or recording capabilities. NOISE, PARTIES MONITORING: No parties or events are permitted. Quiet hours: 10 pm- 9 AM. Contact host with any questions. HOT TUB SAFETY: Please supervise children near the hot tub at all times. In an emergency, call 911. MAINTENANCE: The landscaper visits every other Tuesday, and hot tub maintenance is performed every Wednesday. We will notify you if they need access to the backyard. PEST CONTROL: The home undergoes regular pest control. As we are in Texas, you may occasionally see insects. We do not offer refunds in such cases, but we will address any issues promptly. PLUMBING: Please do not flush anything other than toilet paper. Cooking oil, grease, and food debris should go in the garbage, not down the sink drain. OUTDOOR LIGHTS: Outdoor patio and string lights are on an automatic timer and turn off by 1 AM to respect our neighbors and quiet hours. MAIL: We do not offer mail service. Packages from services like Amazon may be delivered to the doorstep, but we are not responsible for them. FEES: Unauthorized guests, smoking, illegal activity, or damages will result in fees as detailed in the rental agreement. The cleaning fee is passed directly to our professional cleaning team. CHECK-IN/OUT: Early check-in or late checkout may be available for an hourly fee of $15, subject to availability. Please inquire with your host in advance. LIABILITY: The homeowner is not responsible for any accidents, injuries, or loss of personal items that may occur while on the premises.
